Tenant Leasing Services:

• Free locator service to all prospective tenants
• Showing apartments, homes, duplexes and homes for free

Clear Vision Brokerage offers a variety of services to individuals who own rental property in the B/CS area.  Management services are specific to each investor’s needs, but generally include:

• Collection and deposit of rents and security deposits
• Coordination of all tenant needs including repairs and “after hour” calls
• Maintenance coordination including 24/7 emergency service
• Maintenance of property’s appearance – “Nice places invite nice people!”
• Reliable independent contractors with competitive trade fees and service calls
• Interior property inspection twice a year
• Deposit reconciliation with tenants and rebuttal when necessary
• Monthly accounting and disbursement before the 15th of each month
• Copies of any/all invoices associated with expenses

Owner Leasing Services:

Clear Vision Brokerage provides leasing services to a number of local owners who manage their own properties as well as absentee owners who need tenants. When leasing property we provide:

• Property/rental evaluation in regards to repair needs and market pricing
• Marketing via yard signs, internet, and MLXchange (a local site reaching over 500 Realtors®)
• Competent and licensed leasing agents to show your property to qualified prospects
• Presentation of all qualified offers and negotiation on behalf of owners
• Rental applicant screening including employment, rental history, credit and criminal background checks
• Make-ready coordination services (via independent contractors)
• All original documents delivered to the owner and copies kept on file for three years
• Specific print advertising as negotiated with owner
• Standard leasing fee is one-half of the first month’s rent, a one-time fee

Other Services:

• Visual drive-by for investors or absentee owners
• Investment property performance and expense analysis
• Foreclosure/REO sales for investors/lenders/banks
• Tenant disputes and consultation
